Discuss your proposal process, start date, and build time at your “Initial Cost Range” appointment. All jobs are unique and some steps of the process rely on your timeliness. We may be able to start in days, weeks, or months. Your job may be completed days, weeks, or months. Knowing your timeline needs at the beginning of the process will help us deliver on time.

Your Initial Cost Range is calculated based on over 1000 completed JOMA jobs. “allowances” are used as placeholders for your real “selections”. After your Initial Cost Range you will make all of your selections and receive your fixed price before you sign your contract.

JOMA can design your project in-house allowing for the most accurate construction pricing. Letting JOMA do the design ensures your build starts with practical knowledge of feasibility, materials used, costs, and will save you money. JOMA will even provide 3D computer renderings of your project so you can know what it will look like before we swing a hammer.  We can help advise you on your best steps to proceed.

The selections process can be done with or without an interior designer. If you know what you like or have a style in mind you can make all of the selections with the help of our selections coordinator. Hate shopping? Get an interior designer to make cohesive selections that will not only match your style, but ties together your furniture with your fixtures, your color with your textures, and your finishes with your architecture.

It depends! We can help arrange a living situation during your build. However, like all things JOMA, we have been flexible on a case by case basis. Can you live without accessing your bonus room/ basement/ pool house? Sure! Can you live without a kitchen, master bath, and living room? Probably not. The key is proper planning to reduce downtime in your home, keep added expenses to a minimum, and to ensure your family’s safety.
